A polished estimate is not enough. Verify who is doing the work, how the scope is defined, what insurance and credentials are current, and how the contractor handles changes, cleanup, and warranty service.
Verify the business behind the proposal
Confirm the legal business name, local contact information, insurance, relevant license requirements, and manufacturer credentials that are specifically claimed.
Read the construction scope
The proposal should identify materials, quantities or measured scope, flashing, ventilation, decking process, cleanup, schedule, payment terms, and warranties.
Watch for pressure and promises
Be cautious with guaranteed insurance outcomes, urgency unsupported by evidence, or requests to sign before the scope and terms are clear.
